Refundable Security Deposit (EMD)
Bhoomi should not treat a listing as bid-ready unless that property has a published Refundable Security Deposit (EMD), valid auction terms, and payment instructions.
Winning buyer
Taxes, stamp duty, registration, GST/TDS where applicable, and professional charges are not Bhoomi platform fees and must be verified independently.
Property seller
Seller fees follow the agreed property terms. Launch listing fee remains ₹0 unless different terms are agreed in writing before listing approval.
Refund scenarios
Eligible non-winning bidders receive the Refundable Security Deposit (EMD) back within 30 working days from the date of auction. Public or national holidays and bank checks may extend the timeline.
Verified deposits are reviewed and moved to refund unless there is a documented legal, compliance, payment-matching, or fraud-prevention hold.
The winning buyer receives the next-payment instructions, document checklist, and settlement steps for that property.
Email the UTR, sender account name, amount, date, and property link. Bhoomi reviews the bank trail before marking the next step.
Refund and verification timelines may move when banks, payment rails, or public offices are closed.
